Another day, another killed Google project. On April 2, Google is discontinuing its beloved podcast app, Google Podcasts, and sending it off to the great Google Graveyard. By shutting down the app, Google hopes to make its YouTube Music app the new destination for podcasts. By turning YouTube Music into its default podcast app, Google aims to make it easier for users to switch between video and audio podcast formats. While the hubbub across the web so far seems to be a hearty "meh" to this decision, Google Podcasts fans face just over a month to move their favorite shows to a new app. Google aims to make the transition as easy as possible for users — especially for those willing to migrate to YouTube Music. Here's a quick look at how to move your favorite podcasts out of Google Podcasts and into a new app: Migrating Your Favorite Podcasts Google offers easy, step-by-step directions for exporting your favorite shows — three different sets of directions, actually. Users can choose to transfer their shows to YouTube Music, export their subscriptions via Google Takeout or by downloading their podcast data via an OPML file. You can view instructions for each of these methods here. Alternative Podcast Apps If YouTube Music doesn't suit your podcast needs, there are plenty of other apps that will do the trick. 6 Tips for Starting Your Real Estate Podcast
Podcasts have been around for quite a while. They are a fantastic tool when it comes to generating real estate leads, especially if you are able to capture those prospects in the research phase of their buying process. Here are six tips for starting your own real estate podcast: 1. Have a "Gimmick" Just like you should have a unique identifying reason why prospects should use you and not another real estate agent, you should have a reason that people should listen to your real estate podcast. This can be content unique to your area, your personality, a weekly giveaway, etc. Don't just sit there and talk, but have a plan. 2. Start It NOW Don't take too long planning—the only way you will gain any traction is by starting your podcast TODAY. Your first few episodes may be embarassing a year from now, but it's important that you just "do it." Just like waiting months to perfect a website before a launching it is a mistake, not having that online presence will cost you missed opportunities. As time goes on, your podcasts will improve and you will have better workflows to efficiently record new episodes. 3. Have Fun with It Don't worry about copying what has been done before. What works for other real estate agents might not work for you. Don't be afraid try experimenting with concepts you think would work. If they don't work, simply don't use them again in future podcast episodes. It's important that podcasting is fun for you, otherwise it won't be fun for others to listen to. 4. Be Consistent To create a real estate podcast that will generate perpetual residual leads is to have regular weekly episodes. This will train your audience to look forward to your next episode—or have them download all of your archived episodes to listen on their morning commute. 5. Invest in Good Sound Quality Just like purchasing a good quality camera for YouTube videos, the same goes for making an intelligent purchase towards your audio quality. You can certainly record your podcast on your phone, but listeners can tell the difference. This also goes for recording in a properly soundproofed room versus an open room that emphasizes the echoes of your voice. 6. Understand It Takes Time to Grow There isn’t a single product or program on the market that can give you quick results (aside from programs that leverage Google or Facebook advertising). So you'll need to accept that through consistency you can build yourself a sizeable following. Keep at it, and your three listeners can grow into 30, which can grow into even more! Why Reusing Listing Photos Could Mean Legal Trouble
That house you sold in 2012 has just come back on the market. You know you still have a picture somewhere--there it is--and the home still looks pretty much the same. You upload the photo and relist the property. No problem, right? Well, actually, you could be stepping into some dangerous legal territory. We spoke with Larry Lohrman, a real estate photographer and blogger in Salem, Oregon. He frequently writes about issues at the crossroads of real estate and photography. One of the most common topics of discussion on his blog is usage rights for photographs commissioned from professional photographers. "I have a friend who's an agent and photographer in Seattle," he says. After a conversation about just this subject, Lohrman's friend went back to his office of more than 80 agents and asked around. "Down to a person, no one" -- not the managing broker, not a single agent -- "understood that when the agents pay a photographer for photos, they aren't getting ownership of the photos. They're only licensing those photos for a specific time and purpose." A number of recent high-profile cases have brought this issue to light, and may be cause for concern if you're not 100% sure of the legal status of your listing images: In 2008, photographer Liz Ordonez-Dawes was awarded more than $12 million when the court agreed that her client's distribution of seven photographs to third parties constituted copyright infringement. In 2013, Palm Beach County photographer Andy Frame sued several websites over misuse of his photos of Olivia Newton John's home in Jupiter, Florida. In 2014, a class action lawsuit was filed against CoreLogic for allegedly tampering with and distributing proprietary photographic works to their MLS clients.
