• Don't use your tablet as a teleprompter.
• Your tablet is a supplement for your CMA, not a replacement. iPads are good for the in-person presentation, especially showing comps and photos. However, you should always give sellers either a printed copy of the CMA or email them a PDF.
• It's a listing presentation, not a research session. Doing the math in front of your seller is akin to going to a job interview and writing your resume there.
• It's about you, not your tools. Don't let that shiny iPad outshine the message that you're giving--why you're the right agent for the job.

Jeremy Lehman, an agent with and Chief Technology Officer of the Boutique Real Estate Group in Orange County, CA, shared with us his secrets to a successful listing presentation. Jeremy's digital listing presentation consists of five parts:

1. Cloud CMA presentation
2. Live MLS pricing dialogue
3. Live marketing/video demo
4. Live editing and signing of the listing contract
5. Looking up other info needed in the appointment
